In order to fully relax with your family on your own country plot, you need to make a little effort - buy a plot and build a house on it that fits your budget. It is necessary to correctly assess the functionality of the house, this is especially important if the family is large. Today there are a variety of house designs for large families.
House project for a large family
Materials
Country houses can be divided into two large groups: wooden and stone. They all differ in energy efficiency (thermal insulation), speed of construction, environmental friendliness and cost.
Most often, wood is used in the construction of country houses in Russia, since stone ones take much longer to build. Plus, wooden materials are more affordable. Here you can choose timber or log. This category also includes frame buildings - buildings with a wooden frame, sheathed with special slabs, such as SIP or OSB panels.
A frame house can be an ideal option for a large family. Such a house can be built in a month or a month and a half. But the most environmentally friendly materials are considered to be logs and timber.
Stone houses are also popular. The most affordable materials are aerated concrete blocks, then in ascending order: ceramic blocks, brick, monolithic concrete. They are also considered environmentally friendly.
A monolithic house (made of monolithic concrete) is the most expensive, but also the most reliable - it can last for centuries.
The highest construction speed is with aerated concrete blocks, but it is also calculated in months, not weeks, unlike wooden materials. If you need to move quickly, it is better to choose wooden options.
Description of the MS-472 project:
- total area of the house – 375.00 m2;
- general construction area – 472.00 m2.
- basic equipment - standard with artificial stone
- construction technology – BENPAN;
- architectural style – modern architecture;
- number of floors – 2;
- main facade – 18.30 m;
- side façade – 18.30 m.
We present to your attention a project of a two-story spacious house for three families, fully prepared for implementation. Each of the three parts of the house is an autonomous wing with a separate entrance, car entrances and its own local area. Thanks to this solution, the cottage will be an excellent option for building housing together, for example, with long-time friends or a large family. On the one hand, such a house guarantees complete autonomy from neighbors, and on the other hand, it allows you to enjoy mutual relaxation and always keep in touch with loved ones.
The cottage is made in a modern architectural style with a facade made of durable materials in light shades, thanks to which it fits perfectly into any surrounding space. The house is endowed with all the qualities to become a real highlight of any cottage village.
Square
First you need to ask yourself: how many floors do you want?
If the plot is large, then there is no point in making a second floor. You can divide the house into two zones: the first will contain bedrooms, the second will contain all other rooms.
Of course, if you want to make a two-story house for the sake of aesthetics, that’s a different matter. But usually two floors are chosen if the site area is small. It also saves on the foundation.
Here it is worth taking into account the age of people. If the family is under 30 years old, then a two-story house will be convenient for them. If the residents are already under 50-60 years old, then it is better to make a one-story building so that in the future climbing stairs will not become a problem.
The minimum area of a house for a family of two adults and three children is 150–200 square meters. m.
Economy class townhouse project
Such houses on the real estate market are considered very inexpensive analogues of city apartments, which attracts future owners, because for the same price as an apartment costs, you can acquire your own suburban housing, and even with an adjacent territory.
Layout of all floors of an economy class townhouse
However, due to the fact that most townhouses are significantly remote from the city, few people consider them as their main place of residence. Schemes of standard townhouses can be easily found on the Internet, and their main concept is saving on building materials and the cost of land.
Design Features
Here you should start from the location of the site and take into account the cardinal directions: it is better to bring bathrooms, technical rooms, stairs, and dressing rooms to the north. The remaining rooms are facing south, west, east, so that the living rooms are illuminated as much as possible. If there is a beautiful view that you want to admire, then you can point the windows of the bedroom, living room or kitchen at it.
First floor
On the ground floor they usually design a kitchen, living room, technical rooms, and a bathroom. If you have small children, I recommend making at least one bedroom downstairs - for mother and child. Then she will not have to go upstairs to change the baby or get clothes, and during the holiday she can retire and feed him in a separate room. If you have elderly guests, they can relax in this room.
It is important to have two bathrooms on the ground floor. One is for guests, the second is for hosts and children, so that there are no queues.
The kitchen and dining room are the heart of your home. Here the whole extended family will gather at one table. It is important that these rooms are large. You can make a single space or divide it into zones.
Also, when designing a kitchen, you should pay attention to the window: it should be positioned with access to the main courtyard so that the housewife can watch the children through the window while she cooks.
In the living room, in addition to a large seating area, you definitely need to make a secluded corner, for example, put a rocking chair and a bookcase.
I also recommend installing a separate dressing room on the ground floor - for outerwear, sports equipment: skates, balls, skis, etc.
A garage is necessary if you have a car. It is also worth designing a room in which construction and gardening tools will be stored.
It is also worth thinking about where the washing machine and clothes dryer will be located. It is advisable to put them in one place. This may be a separate technical room.
A study or library is already an integral part of a country house in today's realities. Even if you do not work remotely, it is still worth providing a separate room for work processes (this is especially true these days). Here you can sort out bills, work on the computer or just read a book.
Second floor
This is an area for the family: a bedroom for parents and rooms for children. If possible, two bathrooms should also be provided here. And if you still settle for one, then it should not be in the parents’ bedroom, but in a common area.
The same applies to the dressing room: if there is only one, then it is better to move it outside the bedroom so that in the morning when looking for things no one will disturb anyone. And ideally, have two - for parents and children.
The play area is an important component of a home for a large family. It can be installed in a separate room or in the attic. Over time, when the children grow up, the playroom can be turned into an additional dressing room.
Don’t forget about the pantry, which will store all the things you don’t need right now.
If space allows, it is wise to allocate room(s) for guests.

Home safety
If you have small children, then you need to exclude access to electricity and make as few protruding corners as possible in furniture and structures. If there is a second floor, then it is important to pay attention to the design of the staircase. It should not be steep, and it is better to make the railings strong and comfortable enough to eliminate the possibility of falling.
What is a blocked residential building?
Blocked houses are buildings where residential cells-blocks are located in rows under one roof, have common end walls between the blocks and individual exits from each apartment.
Blocked houses can contain from one to three floors and contain one or more apartment blocks (indivisible elements).
These buildings resemble private residential buildings, only they have a smaller adjacent area on which a flowerbed or vegetable garden can be laid out.
An example of an ideal family home
For me, an example of an ideal home for a large family is the house of the Simpsons, characters from the cartoon of the same name. We tried to repeat it in the sketch.
The house has everything for a comfortable stay for two parents and three children. The optimal area is 265 sq. m, four rooms, three bathrooms. On the ground floor there is a kitchen, dining room, recreation room, fireplace, technical room, and a garage. Second floor – master bedrooms, dressing rooms (see pictures).
Layout of a townhouse for three owners
Such townhouses for three owners are very spacious in terms of internal free space. Similar to the previous type, on the ground floor a kitchen, a hall, as well as utility and technological rooms are equipped and planned.
Detailed layout and project of a townhouse for three owners
It is very popular nowadays to combine a kitchen with a studio room, thereby saving living space. As a rule, each section has its own exit to the terrace, from which the property has an excellent view. The second floor standardly includes a bedroom, a children's room and a small bathroom.
How much money will be needed
Prices for a house made of logs start from 3.5 million rubles, frame houses - from 3.7 million rubles, from timber - from 3.9 million rubles.
The price for a house made of an aerated concrete block is from 4.9 million rubles, from a ceramic porous block – from 6.0 million rubles, from a brick – from 6.6 million rubles.
Adviсe
- Determine construction timeframes. The choice of materials will depend on this.
- Think about whether you will sell the house in the future or whether you are building a family nest. In the first case, consider more economical options, otherwise you will have a hard time selling it.
- If you want an individual design inside the house, involve an architect-designer at the sketch stage, so that later you don’t have to break down walls for the sake of a beautiful interior.
- Safety comes first. Consider all points that may threaten human life and health. Particular attention should be paid to them if you have small children.

Layout of a townhouse for four owners
Such houses for four families are distinguished by a large glass area, as well as a small number of internal partitions. Townhouses for four families are very often built in villages with well-designed infrastructure, where you can easily find educational institutions, grocery and other stores, as well as your own utilities.
In such a place you can settle for permanent residence and travel to the city only for work or on business.
The advantages over ordinary private cottages are obvious, and in the modern world such options are increasingly attracting buyers. The construction of townhouses is a growing industry in private construction that has excellent prospects. This is confirmed by the government's interest in low-rise urban development. Being equivalent analogues of city apartments, townhouses are attracting an increasingly large target audience.
Designing a mini-house: basic rules
Compact houses for permanent residence are often built by young families and people who have reached retirement age and want to live closer to nature. They become the choice of those for whom it is important to reduce construction costs and operating costs, and those who do not have great ambitions, who understand that enough is convenient, and excess is a headache and a burden.
It is important to understand that, despite its size, such housing should in no case be an uncomfortable “chicken coop”. A properly designed mini-house is a comfortable, extremely functional space with a thoughtful design that has everything you need. Very often the building design involves the use of the most advanced technologies.
ElenaElena Member of FORUMHOUSE, owner of the Korablik house, Moscow.
The main difficulty in building a mini-house is careful development of the project and modeling with millimeter accuracy, otherwise nothing will simply work out with such dimensions.
Studying mini-house projects, we are often surprised how we can organize a comfortable life on an area of 18-30 square meters. But let's remember that the size of a standard one-room Khrushchev apartment in which a family with a child lives is 30 m².
Winny2 FORUMHOUSE Member
And this is a city apartment that ends right outside the door! The house behind the door continues with the plot!
The layout of a mini-house is always unusually compact, but at the same time original and comfortable thanks to atypical architectural finds and design solutions that take into account all modern trends. Even in a summer cottage, square meters should be used to the maximum, but not at the expense of convenience.

You can make a mezzanine in the work area. You sit there all the time anyway, so you can safely make the bottom at around 1.7-1.8 meters, and another 0.6-0.7 meters will remain on top - that’s an additional sleeping place. Well, and a folding sofa in the kitchen-dining room.
A mini-house project often includes large windows for a feeling of spaciousness and unity with nature, as it often continues with a well-kept plot and beautiful landscape.
Disadvantages of planning a one-story house
First of all, this is the area of the site on which the building is being erected. If it is small, then a large house will take up almost the entire yard, displacing space for flower beds, gazebos and green areas. These details are important in urban development, where the area of the plots is too limited.
The slope of the area plays a significant role in the construction of cottages. It is better to build a one-story house for a large family on flat land.
Due to the proximity of the flooring to the ground, it needs good insulation. The laying of the waterproofing layer is tested in the cold season at low temperatures and high humidity. To prevent floors from freezing in the cold, automatic electric heating is used.
When adding to your family, it is quite difficult to complete the rooms. It is more profitable to convert the attic or make an attic. To facilitate such work, it is better to provide a rafter system for a pitched roof in advance. This will not require permits or additional documentation.
The massive structure will occupy most of the site, which means the possibilities of using the land for planting will be limited. Further expansion of the living space in the form of extensions will spoil the architectural appearance and disrupt the original plan of the one-story house.
Taking into account the listed advantages and disadvantages, the owner of the building must provide for all life prospects and accurately calculate the details of his project. If you approach construction correctly, you can protect yourself from all miscalculations.
Inexpensive construction and finishing
When choosing a foundation, you can choose a monolithic strip or slab based on the soil. Basement insulated ceiling can be either wooden or monolithic.
The material of the walls, 380 mm thick, is porous stone or gas silicate block. The roof, also insulated, is covered with metal tiles. The facade of the house is plastered, with a stone base, and plastic windows.
Selected materials guarantee simple , high-quality construction of the house and its long-term operation without any problems.
Color of a one-story house
For those who want to see the facade of a mansion in a single color scheme, we recommend looking at tips from designers (a list of the most popular colors) and photos of one-story houses. Thanks to the external design, the owner demonstrates to the guests the personality and preferences of his family.
Each color below has its own advantages:
- Chocolate . A versatile, ever-popular color that will never go out of style. It personifies tolerance, nobility, it is more positive than strict black. In addition, “chocolate” harmonizes perfectly with green lawns, snow-white railings and frames.
- Sky blue is a cheerful, calm color of a one-story house, which calms the eye with its association with a calm sea and a clear sky. The designers agreed in one opinion: cottages in the “blue silk” style look very beautiful.
- Milky white is the ideal tone for a home in a hot area. It is very refreshing and goes well with any roof style. The creamy mansion looks graceful in its green surroundings, framed by a bright flower garden.
- Natural green is the color of Provence, which creates a charming atmosphere, evoking memories of the colors of the forest and the age-old customs of the village.
- Deep gray . Many people do not like this tone on the walls of the house, but there are also admirers of the cold shade. It immerses you in a world shrouded in mystery and blends harmoniously with any landscape, turning into an integral part of the surrounding space.
- Yellow is a great option for families with small children. He talks about the owners’ love of life, their positive views and harmony in family life.
- Red is a rare shade in the exterior of a building (except for red brick houses), which, in general, is understandable. This outspoken color is chosen by bold, confident people when they want to add some flair to their mansion and stand out from their neighbors.
- Surprisingly, there are fans who prefer the black color of a one-story house. Undoubtedly, this is a classic, but black is difficult to create contrasts and must be thought out in detail. The perfect combination with white windows and doors, which looks incredibly stylish.
- Beige is a very popular color for decorating small buildings. Beige cottages look nice among flower beds. In the snow their appearance is also aesthetic. This color is rightfully considered universal.
Interior of the house
In order not to take any special measures to decorate the rooms , the furnishings in the house are arranged in such a way that everything looks attractive without additional decor. The hallway opens into the living room, with an elegant brick wall with a fireplace in the center. The combination of brick, wooden roof structures and plastered walls in the interior creates the impression of a loft space.

Which is better: ceramic block or shell rock for a one-story house
Ceramic block is recognized as a fairly high-quality building material, which is responsible for the strength and energy efficiency of the building. It is made of expanded clay, cement and a reinforcing frame.
The ceramic block is heavy and needs a strong foundation. Due to its large size, a ceramic house can be built faster, but requires special technology. A one-story house for a large family, built of ceramic stone, practically does not allow sounds or noise to pass through. The plaster fits perfectly on its rough surface, forming a strong adhesion. Therefore, the absence of cracks ensures a stable indoor microclimate both in summer and winter.
But, unfortunately, ceramic blocks are expensive. And construction technology requires special equipment. It turns out that using these materials for one-story buildings is unprofitable.
There is another type of block - shell rock. This is the most expensive building material of all analogues of this type. Shell rock consists of mollusk shells compressed over time. What is typical for blocks produced from the rocks of the Crimean deposits is their high performance properties:
- excellent sound insulation;
- poor thermal conductivity;
- ability to pass steam;
- environmental cleanliness;
- durability.
Moreover, shell rock itself is healing. During the ripening of the rocks, it was saturated with iodine and sea salt. Therefore, a one-story house for a large family will always be a source of health and will maintain a healthy microclimate for many years. In addition, iodine in the structure of the stone will to some extent protect the premises from radiation.
Despite all the above advantages, shell rock blocks have disadvantages:
- lack of a universal shape (all stones are different in shape and size, and it is impossible to find two identical blocks);
- the need for special insulation from moisture;
- The fragility of building materials makes their delivery and loading difficult.
To summarize what has been said
Most architects believe that excessive amenities ultimately lead to inconvenience . As one of the philosophers said, “The great is in the simple.” In this example, we decided to apply both of these statements, getting rid of unnecessary amenities, leaving only the essentials for life, and making the space more ergonomic (maximum efficient use of every square meter).
The result is an inexpensive, roomy house that will allow a young family to get the most valuable thing - the opportunity to live independently and have their own territory.
Here we will finish discussing the issue of obtaining all the necessary conditions for life with minimal space, and of course expenses. That's all for now, until new articles.
Projects of mini-houses with two bedrooms
FORUMHOUSE member Sasha-K could not sell the plot of land and decided to build a small house on it in order to definitely find a buyer.
Sasha-K
The purpose of construction is to minimize costs and ensure that everything is functional.
A compact house with foundation dimensions of 6x4.2 (another 4x3.5 shed and a 3x6 veranda) was built in a short time, in just a month and a half, twice as fast as it took Sasha to think through the design and make the project.
The housing has two floors, upstairs there are two rooms with built-in wardrobes, downstairs there is a kitchen that flows into a living room and a bathroom: all this can be seen on the plan.
The issue of selling the cottage has been removed from the agenda: Sasha’s parents said that this is exactly the area and layout of the house that they dreamed of.

How to calculate the cubic capacity of timber for a house?
Building a house from timber is a responsible process that requires accurate calculations. Particular difficulties arise with the selection of materials and determining the required quantity. If an experienced team that builds reliable wooden houses from Kostroma gets down to business, the problem will be solved by itself. But with self-assembly, all assigned tasks will have to be solved independently.
How to caulk a house made of profiled timber?
In modern construction, natural wood is still in demand. Projects of wooden houses made of profiled timber delight us with their varied and unique facades, provide internal comfort and coziness to residents, and justify their construction costs. The buildings are made mainly of square timber, with a cross-section of 150x150 mm. Nature itself creates difficulties for such houses.
Difficulties of building a large log house: examples of large projects
A large house made of timber is a warm, reliable and healthy home. It is cheaper than building from logs, but is not inferior in quality, although the construction has a number of features. The 9 by 10 house project made of timber is popular - the area is suitable for ensuring maximum comfort for a large family, the rooms are spacious, you can forget about cramped spaces.
Smart home planning
In this version, the hall is harmoniously combined with the kitchen.
To begin with, we designed the minimum space necessary for a family : an entrance hall, a dining room, a kitchen, three bedrooms and a living room. The house was planned according to the Neufert method, using furniture of a rationally comfortable size.
About building a house
We decided to build a house in one month about two years ago. Fortunately, there was a plot of land. No sooner said than done. We spent all last summer at the construction site, and by the New Year the windows had already been installed. We moved here in May. Before this, we were saving up for a foreign car - my husband really wanted a new one. Then they reconsidered their priorities and decided to invest in building a house. The cost of the car was our down payment for construction.
My husband and I are only 25 years old. All the neighbors who are also building houses here are older than us. We were faced with a choice: a 20-year mortgage or our own home. We decided it was home. The project was not postponed until later. To be honest, we ourselves are surprised how everything worked out so quickly for us. Two years flew by without anyone noticing.
In construction, we relied on available funds. We started looking at apartment projects that are now being sold in new buildings. We liked one of them and based on it we made our own, taking into account the second floor. According to this project, they began to pour the foundation.
We poured the foundation ourselves. We covered the roof ourselves. All by ourselves. Yes, yes, with the help of lessons on YouTube. I can’t recommend a specific channel - we watched several different ones and drew conclusions. And then they followed the average recipe. One builder, for example, may criticize a certain technique, another will give advice on the weather. In fact, you can do everything with the help of YouTube - wiring, putty, and roofing. Even if it seems that you have no ability to build.
They decided to build the house itself from aerated concrete blocks - it cost us 60 thousand. Yes, frame houses are considered cheaper, but after studying the issue, we realized that we would spend more money on insulation. After watching a lot of videos, we settled on a gas block due to its high heat transfer. The house turned out to be warm. We covered everything from the inside with plasterboard, and insulated the outside with polystyrene foam.
What was the most difficult thing? You won't believe it, but the doors! It took us three days to install the interior doors, although before that the entire room was covered with laminate in 2 hours. Nobody sells doors assembled, so first we had to figure out how to assemble it correctly, and then we spent a long time with the installation: sawing the thresholds, installing hinges. Our more experienced neighbors, by the way, also note that installing doors is always a problem.
The most dangerous moment occurred when we were covering the roof. Her husband literally rolled head over heels from her. It's good that he fell on a bush. This softened the fall and there were no health consequences. And so, of course, you definitely need to think about insurance if you plan to cover the roof yourself.
The hall is still being renovated. To date, we have only completed the kitchen and bedroom. As soon as the windows were installed, we moved in immediately. Why was there such a hurry? Because as soon as you move into a house, you can immediately spend all your free time on renovations. At least do something before 12 am. Of course, there are a lot of plans. Plastering, wallpapering, making a bathroom and a large hall. Let's make a living room - we'll move into it, then we'll start plastering the bedroom. We also have a terrace in the project. There is still a lot of work to be done, but not as urgent as the roof and foundation.
One-story house made of foam blocks: pros and cons
Foam blocks are one of the representatives of economical building materials for single-level buildings. It cannot be used for the construction of buildings more than two floors, since the foam block will not withstand the pressure of massive reinforced concrete floors.
This type of porous stone is produced by combining cement mortar with sand, water and a foaming additive. In this way, you can increase its heat-saving properties and significantly reduce weight. Foam concrete absorbs moisture better than aerated concrete, but also releases it just as easily, so it does not require special waterproofing.
Now blocks of different sizes are being released onto the market, and the buyer can choose everything he needs for an individual plan for a one-story house.
It is worth noting that foam blocks are used for the rapid construction of buildings. Due to their large size, mansions made from this material can be built quickly and easily. The blocks do not create large loads, so there is no need to lay a reinforced foundation.
Among the disadvantages of foam block buildings, it is necessary to note the increased hygroscopicity of the material. It is placed on a special glue. The advantage of a mansion made of foam block is also the ability to lay electrical wiring inside the material, since the holes can be punched very easily with a simple tool. Thanks to simple installation and simple construction technology, you can build such a cottage yourself.
