Minidom (domillion) - a small house for permanent residence

The high cost of housing in the modern world forces talented people to look for a way out. One of the easiest ways to build the cheapest house, of course, is to downsize it.

Therefore, among other architectural trends, the concept of a mini-house is now actively developing. The term “mini-house” means not only from the word small, mini is an architectural style of minimalism. This is a house in which there are no corridors, in which every room is multifunctional, in which there is a very thoughtful layout and you can practically reach the things you need without leaving your spot.

Let's look at several mini-houses (also called tiny house, little house, cabine - tiny houses, small houses, cabins) developed abroad, and then move on to the proposal from the DKMK plant

Mini house trailer

This tiny house has a cute, rustic look and brings quite a few smiles to everyone's faces.

And this mini house was assembled by an American student from old spare parts and waste building materials from a landfill. However, the creation of this residential trailer with all the amenities and furniture of about 16 square meters cost $12,000 (approximately 740,000 rubles at today's exchange rate).

Mini house with an area of 15 square meters

This house has only fifteen square meters of area, not counting the veranda, and in fact, there are only two rooms: a tiny toilet and a combined living room-kitchen-dining room-bedroom. Despite its modest size, it will be a comfortable home for a single person, a group of tourists or fishermen. provided it is warm.

Such a house can also serve as housing for newlyweds - here is the same house in white.

Dwelle mini house concept

One of the most thoughtful mini-houses is presented by the architectural company Dwelle. It has been designed in several versions, from a very tiny cabin for one or two people measuring 3x6, to a quite comfortable large mini-house four meters wide and at least seven meters long.

This is what this wonderful mini house looks like, installed in the forest.

Purpose of a mini-house

The main advantage of a mini house is, first of all, its low price, and secondly, its compactness, comfort and convenience of the home. A mini house must have public amenities: electricity, cold and hot water, a toilet and the ability to wash. This distinguishes a mini house from a garden or country house.

As you understand, due to its very small size, any mini-house serves as housing either for one or two people for a long time, or for three or four, but only for a few days.

Thus, a mini house can serve as:

  • mini-house for permanent residence,
  • house for pensioners,
  • house of a young couple or students
  • country house
  • house for a recreation center, camp site,
  • guest House,
  • extension to the main house

Architectural solutions for mini houses

A typical solution for a mini house is not only horizontal, but also vertical zoning of the room. For example, a sleeping area is placed on the second floor - in Russian speaking, polati - and the dining-living room is located below.

Mini-houses for permanent residence from the DKMK plant

Firstly, the mini-house “Brigitta” - a house for 540 thousand in a dacha version easily becomes a home for permanent residence at a price of 695 thousand rubles. This cost includes a reliable foundation, installation of utilities throughout the house, and finishing of walls and ceilings with plasterboard and joint putty for wallpaper. And porcelain tiles on the floor in the bathroom. And installation of the shower cabin, sink and toilet chosen and purchased by you.

An analogue of Brigitte is the slightly more budget domilion “Eve”

Secondly, this is a Finnish house according to the Rowan project, 6x6 in size, with a usable area of more than 30 square meters and costing about 960 thousand rubles.

Thirdly, you can choose the “Alice” house, measuring 6x6 on one floor, which costs about 1 million rubles for a usable area of 48 square meters! Just admit it honestly, is it possible to buy an apartment measuring 48 square meters in Yekaterinburg for one million rubles?

Fourthly, you can choose the “Nadezhda” house, measuring 8x4 on one floor, which costs about 920,000 rubles for a usable area of 28 square meters plus a wonderful veranda!

We will help you design it and make a small, cheap and beautiful house in which you can live happily!

Projects of small and small houses: choosing the best option

Experts say that a modern, comfortable home does not have to be large. In fact, 28 m2 is enough for a person to live a normal life. It turns out that a family of four will feel comfortable in a house with an area of slightly less than 120 m2. And such a house can rightfully be called small.

As a rule, small house projects are one-story. But at the request of the customer, it is possible to complete a full second floor or attic.

In order to accommodate all living rooms in a relatively small area and ensure comfortable family living, the size of technical and utility rooms is reduced. Although the space is organized according to the same principles as in any other project. But there are features that are due to the need to strictly save usable space.

Large house project: fight for every square meter

  1. When designing small modern houses, architects minimize the use of internal partitions. Thus, rooms with different functionality are combined into a single space. For example, the living room, dining room, and kitchen are grouped into a day area and separated purely visually - using design techniques. The design of a small house allows you to rationally use every square meter of usable space. At the same time, additional rooms remain isolated.
  2. The bedrooms of family members, bathrooms, and dressing rooms form the night zone and are located in such a way as to maximally protect the personal space of the residents of the house from strangers. If the house is two-story, then the night zone is located there.
  3. They try to design the utility area, consisting of bathrooms, a boiler room and other utility rooms, to a minimum size.
  4. In order to productively use non-residential space, they strive to limit the number of corridors and passages.
  5. If the house is two-story, there should be two bathrooms. In order to reduce costs when installing utility networks, they are placed one above the other. In a one-story house, the bathroom is placed so that it has a common riser with the kitchen.

Pros of small house projects

  • The construction of a small house does not depend on the configuration and size of the land plot.
  • The construction of such a house, as well as landscape design, will cost much less.
  • Short design and construction times.
  • Relatively low utility costs and easy home maintenance.

Small house projects: results

A carefully thought-out design of a small house allows you to rationally use every square meter of usable space. Thanks to this, the customer receives modern, comfortable housing for relatively little money. Therefore, we recommend choosing professional small house projects from Dom4m.

The clients set the task for the author of the project to squeeze the maximum benefit out of the space, to use every centimeter of space. In a one-room apartment it was necessary to arrange a spacious kitchen with a sofa area and a separate bedroom with a dressing room. At the same time, the option of a studio with a transformable bed or a bed in a niche was not considered in principle. To solve this issue, the designer added a balcony to the living space, increasing the total area from the original 43 square meters to 48. And she organized the bedroom in the living room, separated by a transparent glass partition.

To store outerwear, seasonal items, a vacuum cleaner, ironing board and other household items, Natalya designed a custom built-in wardrobe, equipped along the entire length of the corridor and highlighted with niches.

“We tried to make the design spectacular, but at the same time not so expensive,” notes Natalya. — Of the expensive items here, there is a glass partition and a closet in the hallway, everything else was selected according to the budget. Therefore, we settled on a contrasting combination of boards and tiles, the background for which was walls painted in a light tone.”

The apartment is small and designed in the same style. The main emphasis was on the walls. They were lined with engineered American walnut boards with rich texture and color. The rest of the decoration serves as a kind of background: floor tiles in a neutral tone, light gray carpet and marbled tiles of the same color on the kitchen backsplash. Light surfaces soften the activity of wood and create a calm and cozy atmosphere in the interior.

To maintain volume and cleanliness in the kitchen, upper cabinets were abandoned; for the same reason, an additional column for storing kitchen utensils was added. The television area was placed on a former balcony, which was previously insulated and the radiator was moved (within the boundaries of the old living room). All this determined the geometry of the TV rack, the facades of which were decorated with perforations to hide the heating appliances.

“We immediately decided that this would be a modern interior without expensive pieces of furniture, lighting and decor,” sums up Natalya. “That’s why I suggested playing with the volume of space, textures and colors so that the interior would be universal and relevant for many years to come.” We quickly agreed with the customers on a walnut accent board and already designed furniture and coverings for them. The owners agreed on the solutions the first time, they liked all the ideas and implemented the project in almost the same form as it was approved.”

This is the most profitable solution if you have a small plot within the city or outside it.

Small house project and its key features

How does a small house project differ from other real estate? Absolutely nothing except the total usable area. A small house has an area of up to 100 sq.m. It is important to fit a bedroom, living room, kitchen, and bathroom into this space, so architects are faced with the task of correctly distributing the space. Objects of this level will be convenient for a small family. The house may have an attic, which further increases the space for housing requirements.

Beautiful designs of small houses: how to live in comfort without restrictions?

The popularity of compact houses is due to their cost and speed of construction. The finished facility can be put into operation in a few months. Beautiful designs of small houses have a laconic design, so it is customary to use wood boards/panels in their design. The flooring is also made of natural or artificial parquet. The predominance of warm colors creates a mood of comfort, which is also complemented by upholstered furniture in natural tones.

Projects of small houses with an attic

Projects of small one-story houses with an attic are designed for country living surrounded by natural landscapes. The presence of panoramic glazing over the entire height of the wall allows you to fill the room with light and make the layout visually open. The attic is connected to the main living area by a compact staircase. This is where you should place the master bedroom or organize an office. The upper level has an open design without walls, but only with partitions.

Projects of small country houses - what are their main advantages

Are you interested in small country house projects? This is an excellent solution for country living. Houses of this level differ:

  • Excellent thermal insulation. Thanks to the use of natural materials, the home maintains its temperature.
  • Installation of fireplace heating for comfortable living in the cold season.
  • Laconic minimalist design using pastel colors.
  • Possibility to place a veranda.
  • Availability of additional lighting in the form of windows on the roof.

Small house plan: organizing the interior space

The plan of a small house is usually implemented taking into account the compact area. To do this, all rooms are placed one after another in the form of a “trailer”. A popular solution is to combine the living room with a cooking area and a dining room. The bathroom can have an area of 4 sq.m., which can accommodate a shower, toilet, sink, and washing machine. If you have an attic, it is possible to equip an office or warehouse where it is convenient to store household items.

Super projects of small houses - search for original solutions

Super projects of small houses give a charge of inspiration. A completely inconspicuous object can turn into an example of an architectural miracle. The modern approach in construction is to install real estate on a structure with supports. The building is entered through a staircase. Thus, a small house can be turned into a cozy “halabuda” with spacious windows. The ascent gives a feeling of privacy and security, which looks especially harmonious when surrounded by natural landscapes.

Beautiful small houses: photo example of a design approach

What is the difference between beautiful small houses and nondescript structures:

  • The use of durable frame materials that give a modern look. The photo shows an example of a modern approach to building design.
  • The presence of an open recreation area with a terrace where it is possible to place a barbecue, sun loungers and other furniture.
  • A large number of panoramic windows. This makes the layout of the house open and filled with light.
  • Using natural natural shades that look harmonious with the surrounding area.

Small country house: how to decorate the facade of the building

Projects of small one-story houses fit best into the countryside. It is customary to decorate a small country house using natural wood. The color of the facade should be selected in the most natural shades. The walls of the house are separated from the surface of the site using a foundation, which is made of natural or artificial stone. The exterior of the house should reflect the calm and harmony that a person expects from country life.

Beautiful small houses: interior photos

Absolutely all modern beautiful small houses have a common feature - combining the bedroom layout with the outside area. In the photo we see how panoramic glazing is complemented by a transparent entrance door, which replaces the presence of a balcony. The external terrace with open views fills the room with light. The wooden ceiling and window frame are complemented by grayish walls and pastel floors. The accent is a bed with a bright bedspread or an armchair.

Small country houses: projects with a terrace

Projects with a terrace have always been of interest to people who value outdoor recreation. Small country houses are no exception. They can be equipped with an external area where it is possible to arrange a relaxation area, barbecue and, for example, yoga classes. It is necessary to take into account some elevation of the terrace from the surface of the site with the help of supports and foundation. In this way, it is possible to avoid the wood from getting wet and provide a sense of privacy for the owner.

Layout of a small house with a garage

Having a garage is always welcome if the family owns a personal car. The layout of a small house allows you to arrange a separate entrance for a car to the garage section, which is combined with a common house. Car access is from the entrance gate. To do this, the garage has a single wall with the house where the door is installed. The additional building can also act as a small warehouse and workshop. It is customary to insulate and soundproof walls to maintain comfortable living conditions in the main house.

The most beautiful small houses in the world - ideas for exclusive connoisseurs

The most beautiful small houses in the world from the Internet are not a myth, but a real reality. It is not at all difficult to implement such a project into reality. The following points should be taken into account:

  1. The house must be different from everyone else in the area. For this purpose, unusual facing materials are used, for example, natural decorative stone.
  2. Open plan. The living space has an inextricable connection with the street in the form of panoramic windows.
  3. The lighting of the house is accompanied by street lighting, which visually makes the area lively.

Projects of small private one-story houses on an uneven plot

It is customary to build projects of small private one-story houses not only on a perfectly flat prepared site, but also on uneven terrain. A comfortable and functional layout requires the creation of a solid foundation throughout the entire landscape level. Visually, the building may seem to go underground, but in reality it is firmly fixed to the base and has load-bearing walls. Such a house may have a lower level, which can rightfully be considered a second floor.

Small one-story house in minimalist style

The minimalist style is an absolute record holder for the number of fans. A small one-story house looks best with a minimum amount of decor and furniture. The style of the walls, which are usually painted in a single color, is no exception. It is best to choose a white covering of the walls and ceiling, which will visually make the layout light and wide-format. Colored furniture is installed as accents. Cabinets, shelves, and flooring are selected from wood in natural shades. The room can be divided into zones by a screen.

Photos of beautiful small houses with panoramic windows

Almost all photos of small beautiful houses have panoramic glazing. The presence of a large number of windows covering the entire height of the wall is the desire of the owners to visually expand the space and fill it with natural light. It is very pleasant to wake up in the morning and enjoy the view of the surrounding area. One of the windows can serve as a door to the street, which solves the issue of access to the house. Additionally, roller blinds should be installed for privacy in the evening.

Plan of a small one-story horizontal house

The horizontal shape of the house is usually called a “trailer”, since the rooms are located one after another. The plan of a small one-story house of this format can have a bedroom, living room, and office simultaneously in one room. To visually divide the space, a wide screen in the color of the walls is used. A feeling of privacy is created and, at the same time, the house acquires space.

Beautiful small house with a small terrace

Do you dream of building a beautiful small house? It must have a compact terrace:

  • For this purpose, a close piece of land is allocated, on which a low foundation made of natural stone, surrounded by a lawn, is erected.
  • It is important that the masonry of the terrace foundation matches the masonry of the façade of the house.
  • To enter the separated area there is a path made of wide flat stones.
  • On the terrace you can arrange a barbecue area and several outdoor chairs with lanterns.
