The housing problem today is perhaps more acute than ever. Only very wealthy people can buy an apartment in a large city. Talk about changing an apartment to a more spacious one is generally quite rare. But what if you only have a one-room apartment and don’t have the money to change it to a two-room one?
Many people in such a situation decide that the best solution would be to redevelop a one-room apartment. Indeed, such a solution often allows you to get rid of the problem with minimal financial costs. Of course, you should make a final decision only when you have carefully thought through everything and weighed all the pros and cons. In addition, redevelopment options can be quite different. It is worth studying them before moving on to the active construction phase. To begin with, it will be useful to find out what options generally exist in such a situation.
Remodeling 2-room apartments
With two-room apartments there are usually more options: after all, there is more space, which means they provide more room for imagination.
Make a two-ruble into a three-ruble
Having a two-room apartment, you often want to turn it into a three-room apartment. In the option proposed below, a distant long and narrow room with a built-in wardrobe is divided into two. Moreover, the partition was made nonlinear, which made it possible to organize two closets for storing clothes.
Convert a 2-room apartment into a 3-room apartment
The alterations also affected the bathroom area. It is enlarged due to the corridor. The area became almost twice as large, which made it possible to install a washing machine. Since the entrance to the kitchen from the corridor was blocked, it was made from the living room.
A different type of initial layout and a different approach. Strictly speaking, there are two rooms left, but two zones have appeared - the living room and the dining room. As a result, the rooms turned out to be separate and both can be used as bedrooms - one for adults, the other for children. At the same time, the family will have a spacious room where everyone can gather.
Turn a two-room apartment into a three-room one
The advantage of this plan for remodeling a two-room apartment is that it is possible to make wall cabinets in both rooms.
Another layout option with widely spaced rooms. The task is the same: to have three dedicated rooms. If you don't bother with a global relocation of the kitchen and bathroom, then there are two possible options.
Not the most comfortable apartment to remodel
In the first case, the partition separating the corridor is removed and the resulting space is divided by partitions (blue) or translucent partitions (green). In the back room there is a closet. The second method is more obvious - they divide a large room into two small ones, dividing the exit to the balcony.
Changing the size of the bathroom and hallway
In many cases, redevelopment concerns the bathroom and hallway. Sometimes the size of the hallway is increased by reducing the bathroom, and vice versa. Such options are presented in the photo below.

There is another good idea in these plans: two separate closets are converted into one - with an entrance from the hallway.
Changing room sizes
A few more options for a different type of initial layout. All that can be done here with the bathroom is to combine it and thereby use the space more efficiently. The main idea of this redevelopment is to remove the “appendix” sticking out in the room for some unknown reason.

As you can see, there are two main options - to make the hallway larger and the room rectangular, or to increase the area of the room, leaving the hallway wall in the same place, but removing the built-in closet and moving the partition of another room. In the second option, it will be possible to arrange a decent-sized dressing room or make two built-in wardrobes - one with an entrance from the hallway, the other from the room.
How to determine that your apartment is located in a panel house?
Firstly, this can be determined by the facade of the building. External walls in such houses are almost always made of prefabricated curtain panels, which are first produced at the factory, then brought to the construction site as a finished product and attached to the frame of the internal walls by welding metal embedded parts. Such hanging panels are sized to be one floor high and one or two rooms wide. Seams are formed between these panels, which are then sealed with special materials and which are clearly visible on the facade of the building.
If such seams are visible on the facade of your house, then it is a panel house. Sometimes in panel houses the outer walls are made of brick (Vulykha, Tishinskaya towers, series II-29), but this happens very rarely.
Secondly, you can find out the type of your house by its address on the website tipdoma.ru in the “search” section. After you have entered your street, look at your house number and in the “walls” column it will be indicated “panel”. Most panel houses have their own series. This is a code for the architectural and construction drawings of the house, on the basis of which the building parts are produced and assembled on site. Costs and approvals for open planning
The statement “apartment with an open plan” means the following - this is a studio, with all communications and the contours of internal partitions indicating the walls that the developer seems to be hinting at. In fact, he is not just hinting - legally these walls are there. Internal partitions must be marked on the plan, otherwise it is impossible to carry out the calculations necessary for construction.
Without specifying the kitchen, it will not be possible to determine the position of the ventilation shafts; without delineating the bathrooms, it will not be possible to install sewer and water risers; without data on the approximate area of the living space, it is impossible to calculate the radiator model. This means that several “free-plan” rooms are already defined in space in one way or another: this is a toilet, a bathroom, a kitchen. A logical question arises: how changeable is the space of such a layout? The answer is a little strange: within non-residential premises.
Let's make a list of what can really be changed in such an apartment:
- The area of kitchens and bathrooms is due to corridors and utility rooms. Living rooms cannot be reduced in order to enlarge kitchens or toilets. These rooms are considered to be areas with high humidity or wet areas, so a significant increase in the size of the rooms will lead to an increase in the load on the ventilation system.
- You can place the internal partitions the way you want. It is necessary to understand that each additional building structure takes up space, which means it reduces the number of square meters and the cost of the apartment. This is not noticeable in small areas, but in large areas the losses will be noticeable.
- You can create doorways in load-bearing structures.
- You can disassemble part of the wall into a balcony to visually combine the space of the loggia and the living room. But at the same time, you cannot move a radiator connected to the centralized heating system to the balcony. Why? This will disrupt the hydraulics of the heating system and can lead to harmful consequences.
The main thing to remember is that for redevelopment it is necessary to coordinate a new floor plan and documents for it with the BTI, and this takes time and money. In private companies, the issue of redevelopment is estimated in the range from 40 to one million rubles.
Such apartments, as a rule, are sold in panel houses, where there is no need to take care of load-bearing walls, since their role is performed by external structures. In such an apartment, the possibilities for delineating space are indeed wider, but you should not be fooled by beautiful prices.
So, the real price is always lower than the declared one. It is cheaper to build a panel house than a brick or monolithic one; no money or labor resources were spent on internal partitions, which means the house came out faster and cheaper. But it is the phrase open plan that can add costs to seemingly cheap living space.
Violations after which redevelopment will not be approved for you
- There is no threshold at the entrance to the bathroom - it must be at least 2 cm high;
- The heating risers are sheathed on all sides so that they cannot be quickly accessed in the event of a plumber's visit;
- The loggia was combined with a kitchen or room, and heating radiators were installed on the balcony. Cold and warm rooms cannot be combined in order to maintain the thermal contour of the house;
- The insulation layer on the balcony was removed;
- The fire-resistant wall was dismantled - this can only be done with the installation of fire-resistant blind double-glazed windows;
- They combined a gasified kitchen and a room without tightly closing doors.

Four-room apartments with an area of 64 sq. m or more is no longer uncommon, so redevelopment is often aimed at organizing a second bathroom. Whether this can be done depends on technical capabilities. We remind you that you cannot place such a room above the living rooms located below; the inspectorate will approve your plan only on the condition that there are technical rooms below.
A designer tasked with remodeling an apartment often has to come up with a solution to get rid of walk-through rooms. Many residents are even willing to reduce their shared living space if successful. Therefore, it is quite possible to resort to installing partitions in one of the rooms, which allows you to additionally organize a closet in the fenced off part and bring the configuration of the room closer to the correct square.
Many redevelopments of four-room apartments involve manipulations with the bathroom, for example, they demolish almost all partitions and even remove the door at the entrance to the kitchen. A small fragment of the corridor is absorbed by the sanitary area, and the passage to the kitchen is made through the living room. Almost always the wall separating them is load-bearing, so you will have to prepare a project and reinforce the partition with metal structures. Determining load-bearing walls is possible through careful study of documentation and visual inspection of structures, but again, this is best left to professionals.
In the case of the original trailer layout, try to bring the configuration of all rooms closer to a normal square. A couple of rooms can be used as a dining room and a guest room, respectively; do not touch the bedrooms at all. You will need to enter the wardrobe (after it has been fenced off) through the corridor. In this solution, the bathroom and toilet do not need to be connected together, but leveling the walls will still allow them to increase their volume. That part of the room that was previously allocated to the corridor must be equipped with reinforced waterproofing.
Then you have to visually expand the area of the apartment in the following ways:
- Placement of decorative plasterboard structures (most often niches, racks and shelves);
- Increasing the width of door and window openings or giving them an arched configuration (this way you can add up to ¼ of the area externally);
- The use of sliding doors (this step is especially promising for walk-through rooms);
- Mirror finish (it adds more originality and sophistication to the decor of the room).

When finishing surfaces, immediately choose dominant colors, preferably beige or white. They will be an excellent backdrop for bright and expressive decorative elements.
It is undesirable to oversaturate the interior with details, even if there are relatively few of them, but each one is thought out as much as possible. Side glossy surfaces can also contribute to the visual expansion of space, but they are not very practical, at least in the corridor.

It is appropriate to zone apartments being converted into studios by organizing small podiums or focusing attention on different parts through variations in flooring. Other good accent moves are the use of decorative lamps and a variety of colors for wall panels or wallpaper in different places.
Try to make the ceiling as light as possible. The closer its color is to pure white, the more advantageous the design will be. Multi-level plasterboard ceilings, equipped with additional lamps, seem slightly higher than usual. You should not overuse mirrors, because if you have too many of them, instead of expanding the room, you get a very unpleasant emotional effect, and it will be much more difficult to care for them.
If redevelopment projects must be kept as strictly as possible, then decorating the space being improved is much freer. You can use a variety of, the most original solutions and decorating elements, as long as they fit into the overall concept and allow you to expand the space and raise the ceilings. Arrangement of the kitchen-living room
A kitchen combined with a living room is considered a fashionable and stylish design move. These premises are united even in situations where there is no vital need for this. Simply because the solution looks fresh and beautiful. When developing a room design, you should consider:
- A small space that needs to be visually enlarged with light shades in the background. For the same reason, it is not recommended to overuse it with colorful decor.
- Lack of natural light in the kitchen area. The problem is solved with the help of good lighting not only of the working area under the apron, but also of the entire site as a whole. Also, do not forget about the dining area, which is located next door. The best option would be to install several ceiling chandeliers above accent areas.
It is not recommended to experiment with styles that are a priori considered a potpourri (eclecticism, fusion). They perfectly reflect the creative chaos in the head of the apartment owner and convey his mood, but they will spoil the perception of a small space.
Apartment conversion options
The transformation of an apartment is carried out in 2 ways: zoning or redevelopment. Zoning is the division of the main room into zones by arranging various partitions, the functions of which are performed by curtains, furniture, decorative elements, etc.
Transformation using zoning
In addition to the absence of the need to obtain permits and legalize the reconstruction of the apartment, zoning has the advantage of quick installation of a partition, which can just as easily be removed. Using elements in the form of curtains or a bookshelf in the design of a conversion from a one-room apartment to a two-room apartment will help save an already small amount of square meters if the volume of the apartment is very small. The downside of this solution is poor sound insulation and lack of daylight if one of the resulting rooms ends up without a window. The most attractive options are:
- Closet. It is installed across the room, while the rest of the space can be filled with shelving. In addition, a solid cabinet can simultaneously serve as a bookshelf on the back side, and a sliding wardrobe can serve as a door.
- Curtains. The simplest method of zoning the main room, in which the material is attached right to the ceiling. Having chosen this option, you should choose curtains that are most suitable for the interior of the apartment and which will be heavy and create the feeling of a wall. You can close them at night, and in the morning, for example, tie them on the sides of the walls, which will add coziness.
- Decorative niche. Easily assembled from plywood or plasterboard boards. With a little imagination, you can equip it with sliding doors and decorate it with various decorative elements. An additional advantage of this solution is the ability to place soundproofing material between the sheets, equipping them with bookshelves or shelving on the outside.
- Screen. A partition is purely a decorative element, but when properly designed it can add elegance and charm to a home. If not needed, it can be easily folded and hidden in a corner.
Redevelopment - difficult, but possible
Redevelopment of a one-room apartment into a two-room apartment is a method that requires preliminary calculations and determination of whether it is worth proceeding with its implementation at all. For example, it will not be possible to remodel if the size of the main room does not exceed 17 sq.m. The same applies to moving the kitchen into the living room, as well as attempts to obtain permission to demolish a load-bearing wall when the home is located on the 1st floor. In addition, a room is considered residential only if it contains 9 sq.m.
If you have all the documents on hand, you should pay attention to the following options:
- Combining a room with a loggia or kitchen. A loggia can add space to an apartment if you tear down the wall separating it and then carefully insulate it. You can move the kitchen into a room enlarged in this way, and in its place you can arrange a bedroom or a nursery. The most attractive option, and photos of redevelopment projects for a one-room apartment converted into a two-room apartment with its implementation can be found in large quantities on the Internet.
- Partition wall. The division will allow you to get two rooms, one of which will have natural light, and the second with its absence, which can be solved by installing additional light sources or by building a wall not up to the ceiling.
- Arrangement of the second floor. It’s a costly and complicated method, but since there’s no need to break anything, there’s no need to obtain permits. However, only owners of apartments with ceilings of 3.5 m should count on such a transformation. The idea is simple - the main room is divided into 2 levels, the top of which, as a rule, turns into a bedroom.
- Kitchen in the hallway. Suitable exclusively for apartments located on the ground floor. Options depending on the type of building
A huge number of houses in our country were built under Soviet rule, which is why you can encounter a variety of types of layout, including not very convenient ones. In new buildings, more functional and convenient options for the arrangement of rooms are used, however, very often the layout depends on how convenient it is for developers.
If the houses belong to residential complexes, their layout is ready-made, standard, and often the finishing is the same.
Before starting the internal layout, the developer approves the apartment plans in the BTI. Any subsequent changes that will be made to the arrangement of rooms are considered redevelopment and must also be approved by the BTI.
"Stalin"
A 2-room apartment in a “Stalin” building has high ceilings, a fairly wide corridor and a large kitchen. “Stalin buildings” are often built in a semicircle, so in the “bending” areas of the building, apartments may have window openings of atypical shapes, as well as low illumination in some rooms.
"Brezhnevki"
In Brezhnev's houses, apartments have separate bathrooms (combined ones can only be in a one-room apartment). The rooms are isolated and designed in such a way that they face different sides of the house. The hallways have enough space to place a built-in wardrobe.
As for the construction material, reinforced concrete slabs covered with panels are used. The 1962 SNiP applies to construction.
Despite the fact that the total areas of the apartments are quite large due to the presence of a balcony (and in three- or four-room apartments there are often two), the usable area is not as large as it seems. The kitchen has an area of about 9 m2, the hallway is narrow.
"Khrushchev"
Khrushchev-era houses immediately make you think of cramped rooms and an awkward layout, and this is true. However, thanks to this housing program, a large number of families were resettled from communal apartments.
Of course, the initial layout of two-room apartments in these houses is completely inconvenient. The location of the rooms is adjacent or walk-through, with a total area of 40-45 m2. The ceilings are 2.5 m high, the external walls are 0.3-0.4 m thick. Accordingly, since the walls are thin, there is practically no sound insulation.
A standard two-room “Khrushchev” can have the following layout:
- “book” with a total area of 41 m2, its feature is adjacent rooms, and it is considered one of the most inconvenient;
- “tram” - a little larger, 48 m2, also with adjacent rooms, however, it is more convenient to redesign them;
- “mini-improved” – 44.6 m2 with isolated rooms, redevelopment is possible here, not only of the rooms, but also of the kitchen;
- “vest” or “butterfly” (here the area can vary depending on the size of the rooms, it can be 38, 39, or 46 sq. m) - the rooms are the same in size, isolated and located symmetrically, and despite the obvious convenience, redevelopment of such an apartment is very difficult.
New buildings
One of the main problems when planning a two-room apartment is the windows. Projects of brick or panel buildings that are beautiful on the outside and have a bizarre shape completely allow for the formation of “blind” apartments. These living quarters got their name due to the absence or small number of windows in them.
This applies not only to so-called affordable housing; this is also not uncommon in luxury buildings. There are options when a modern apartment or studio has a huge area of up to 200 m2, but is planned in such a way that it is completely impossible to change anything.
Bedroom arrangement
In the bedroom you will have to be content with little, that is, the maximum furniture that the owners can count on - a bed, a wardrobe and paired bedside tables. In some cases, the wall at the head of the bed is covered with an ultra-narrow shelving unit. The wardrobe is chosen as a “compartment” type, since its doors will not take up extra centimeters in the room. Traditionally it is placed opposite the bed. The bed usually takes up the lion's share of the room, so it might be worth installing a pullout sofa instead. During the day it will free up space to spread out in the room, and at night it will turn into a comfortable sleeping place for two.
Layout in modern buildings
Often in modern 3-room apartments, young families follow the new fashion of combining the hallway area with the living room. In many cases, this is completely justified; it allows you to expand the living room space and visually makes the apartment more spacious.
But in this case, it is necessary to carefully consider functional storage systems closer to the front door, where you can immediately hide outerwear and shoes, which clearly do not add an aesthetic component to such an interior.
The layout features depend on the type of building itself. A modern apartment of series 100, 135, 103, 119, 1605, 602, 121, 137, ii-49 can look like a studio, a partial studio with one partition, or a “vest”. The advantages of this arrangement include the following factors:
- High level of comfort. In many apartments, living rooms do not border elevators or garbage chutes;
- Open layout in new buildings allows space to be distributed at the discretion of the residents;
- Convenient location of the kitchen. There is no mandatory connection to the location of household appliances and gas stoves;
- Simple remodeling procedure. From a three-room apartment you can easily turn it into a two-room apartment without approval from the BTI;
- Possible two-level layout, panoramic windows, balcony-terrace.
Often there are rooms in the form of a trapezoid, with corners, round walls on one side, columns and other features. The disadvantages also include a non-functional and uncomfortable hallway. Due to the large number of doors to different rooms, it is difficult to use and furnish it with furniture.
Beautiful examples
The photo shows a Euro two-room apartment in white and red tones. The bright contrast of two primary colors looks unusual and pleasant. A very light floor and a glossy snow-white ceiling with built-in lighting add romanticism. The interior is noticeably dominated by straight, clear lines. Overall, the result was a bright, harmonious space.
And this is what a “Euro-bedroom” kitchen with a corner set looks like. Wood motifs were actively used in finishing the work surface. They can also be seen in the design of the floor. Such redevelopment of a two-room apartment into a three-room apartment occurs quite often. However, not all apartments have a large room with two windows, and in accordance with SP 54.13330.2016 and SanPiN 2.1.2.2645-10, it is not allowed to arrange living rooms without natural light, so by law it will not be possible to make a room without a window. In practice, if the space allows, you can plan a dark living room, just according to the documents it should be called a utility room. Also, it should be noted that in this example the apartment was located on the top floor. As a result, it was possible to expand the kitchen at the expense of the toilet area, since the wet areas of the neighbors above were not located above it.
If you are planning such a conversion of a two-room apartment into a three-room apartment, then we recommend that you definitely read this article. Here we will only briefly note the main requirement: the kitchen can only be moved in non-residential rooms, such as a corridor, storage rooms, utility rooms, and so on. At the same time, it is necessary that the new kitchen niche receives natural light, its area is at least five square meters, and there is no exit from the bathroom. It is prohibited to move or expand kitchens into living rooms. This is only possible if the floor below you is non-residential premises, not apartments.

Here, again, we present only the main thesis: wet areas can be moved or enlarged only at the expense of non-residential rooms. It is prohibited to climb them into living rooms and kitchens.

When carrying out such redevelopment, for its approval and legality, it is necessary to follow quite a lot of rules, so, again, we recommend that you carefully study this article if you are going to affect the balcony or loggia in any way in your redevelopment. We only note that combining the space of a balcony or loggia with interior spaces is impossible. Transparent doors must be installed between them, which separate heated rooms from unheated balconies and loggias.
1.4. Other work when remodeling a two-room apartment.

- You cannot make openings in load-bearing walls without appropriate reinforcement and permission from the author of the house;
- perform floors without soundproofing and waterproofing in bathrooms;
- affect ventilation shafts and reduce the cross-section of ventilation ducts;
- perform fines in load-bearing walls;
- connect gasified kitchens to living rooms;
- perform warm water floors and so on...

Furniture arrangement
When remodeling, it is advisable to equip the kitchen of a Euro-two-room apartment using an L-shaped layout. Two parts of the working triangle are on the same straight line, and the third segment occupies the adjacent wall. But it would be better to abandon the idea of furnishing a kitchen in a Euro two-room apartment with the help of “islands”. This option looks good only in a large space. It is recommended to locate the dining area where the guest area and kitchen intersect.
Experts advise placing home theaters and televisions on accent walls or along them, on the opposite side to the kitchen area. It is advisable to turn the back of the corner sofa in its direction. In some cases, the back of furniture and household appliances does not look very good, then the use of elegant cabinets of suitable height helps to improve the situation. It is better to place a not too high coffee table in front of the sofa, and decorate the wall where the TV is mounted with a shelving unit.
Sample Project
A good solution is to familiarize yourself with a sample of a completed project in advance. It usually includes 5 or 6 information sections. Sometimes the work is complex and carried out in several stages. In this case, the list may include more than a dozen. Standard blocks:
- cover – the date and name of the object are indicated;
- text section – reflects data about the compiler, object, materials;
- general data - a list of regulatory documentation is indicated (GOST, SNiP);
- explanatory note – includes information about the parameters of residential real estate;
