Houses of the Vulykha tower series and their features
The Vulykha Tower is a series of multi-storey buildings designed by the MNIITEP design bureau, which is the author of most residential buildings in Moscow. The series is named after the Soviet architect Efim Vulykh.
The houses of this series are popularly called “Brezhnevka”, since they were built between 1967 and 1986. Most often, buildings had 14 floors, but 9- and 18-story buildings are also found. In Moscow, houses were built in the South-West, in the districts of Ostankino, Shchukino, Tsaritsyno, Vykhino and others.
The main feature of this series is the great possibilities for remodeling apartments, since the interior walls are non-load-bearing.
Design features of the series and facade finishing
Vulykha towers are mixed-type buildings with a prefabricated load-bearing reinforced concrete frame (internal) and brick external walls. The absence of joints of curtain panels, which are found in panel-block houses, has significantly improved the thermal insulation of the building. However, the cost of constructing the Towers was significantly higher than the cost of materials and work for the construction of “panels”.
The external red brick walls of the houses in this series are 51 cm thick, the internal double gypsum concrete panels (8 cm) have an air gap between the layers to improve sound insulation. The thickness of the interior gypsum concrete walls is 8 cm. The load-bearing structures in the Towers were external walls, longitudinal and transverse internal walls, crossbars, and columns. The facades of the Towers had no cladding and were painted in random colors.
Each entrance has 2 elevators: passenger and cargo-passenger (relatively small in size). It is noteworthy that the elevator shafts and stairs in the Towers are not located outside the residential sections, but are located in their center. Frame-brick houses of this design are not subject to demolition, and in the 2000s, mass rehabilitation began.
Apartments in buildings of the Vulykha tower series: characteristics
Initially, they have good layouts: they have spacious hallways, large kitchens - from 8 to 9.5 square meters. m., separate bathrooms. There are loggias with access from two rooms at once.
The apartments in the houses are 1-, 2- and 3-room. Areas:
- 1-room apartments – 34-35 sq. m.;
- 2-room apartments – 53-54 sq.m. m.;
- 3-room apartments – 74 sq.m. m..
The rooms are isolated, but the two-room apartments also have adjacent layouts.

Thanks to this, when remodeling, there is no need to additionally contact the authors of the house project to obtain a technical opinion on the admissibility of repairs.
The kitchens are gasified, and this imposes some restrictions: exit from the kitchen into the room can only be done if tightly closing doors are installed. Moving the gas stove at least 20 cm to the left or right must be agreed upon with the Moszhilinspektsiya and Mosgaz.
