The P-44T/25 and P-44TM-25 series of panel houses became modifications of the common P-44T and P-44TM series. These series began to be built in Moscow and the cities of the Moscow region in 2005.
The main difference between them is the distance between the internal load-bearing walls - in the P-44T it is 360 cm, and in the P-44TM/25 this distance (the pitch of the load-bearing panels) is increased to 420 cm
Accordingly, with a larger distance between load-bearing walls, it has become easier to create more spacious rooms.

All rooms in the apartments of these series are isolated, the bathrooms in all apartments except the one-room apartments in P-44T/25 are separate. In the P-44TM/25 series, three-room apartments have two bathrooms.

Once upon a time in New York...
Project concept:
transformation of a standard two-room apartment into a three-room apartment with two bedrooms, a living room and a separate kitchen. In design, there is a tendency towards a single style solution, which traces the style of pop art and the theme of New York in the 60s. XX century Through the use of different textured materials and the inclusion of original furnishings in the interior, it is possible to create the atmosphere of an art cafe.
The project is designed for dynamic people - a married couple with a student daughter. Its undeniable advantage is that the redevelopment does not affect the load-bearing structures. The expansion of usable space occurs through the use of passage areas. The living room is enlarged by moving the partition separating it from the hallway towards the entrance. This makes it possible to divide the room into two parts: a passage area and an isolated maid’s area.
The second living room is made larger at the expense of the loggia: the window sill and the entrance door leading to it are dismantled, the resulting opening is decorated with fabric, the loggia itself is insulated and equipped with electric heated floors.
The kitchen is organized more rationally than the original option. Of the two entrance openings leading into it, only one is left - from the living room. The second entrance is laid so as to create a niche in which the refrigerator is installed. Thus, the largest piece of household appliance fits compactly into the interior.
The bathroom is also “expanded”: it is made combined, adding a small storage room and a corridor that was previously located in front of the bathroom and toilet. Now you can place a corner bathtub, a built-in sink, a washing machine in the room, and install a bidet next to the built-in toilet. That is, there is much more plumbing equipment, which is a definite plus. At the same time, a combined bathroom may not be entirely convenient for a family of three.
In terms of decor for the apartment, a modern style with pop art elements was chosen, built on a combination of contrasting colors and materials of different textures, with the active inclusion of graphics in the interior.

the living room
, designed in the style of an art cafe. Firstly, this theme is set by a spectacular black and white photograph of a jazz ensemble located above the sofa; it stands out in contrast against the white background of a shiny “satin” wall upholstered in fabric. Secondly, the café motif is continued by photo wallpaper prints with printed text, which decorate two end partitions, as well as a number of unique ceiling lamps above the sofa, reminiscent of lamps above the bar counter. The wall behind the TV is finished with MDF panels from the LightDeco system (Russia), lined with zebrawood veneer. Their expressive texture does not contradict the black and white decor of the wall opposite. In terms of color, the living room design is based on a combination of olive, brown and milky white, which helps create a stylish atmosphere.
In my daughter's room
- contrasting tones. The dominant colors are black and white, which makes the interior very graphic. Bright accents against this background are purple sofa cushions. The furnishings are extremely functional, which allows you to use the room both as a bedroom and as an office. Along the bay window there is a tabletop that follows its lines (it serves as a work desk). Next to it is a sleeping place: a folding sofa with a high back.
Parents' bedroom
a fairly simple set of furniture: bed, bedside tables, armchairs. However, due to decorative solutions, the interior becomes completely original. Here the theme of America of the 60s sounds even more clearly in the spectacular posters with portraits of Marilyn Monroe hanging over the bed, in the photo wallpaper with black and white images of New York skyscrapers. The wall with the window opening is covered with wallpaper, so that the graphic series includes a real city landscape. Just like in the daughter’s room, the main color scheme here is black and white, which is noticeably enlivened by the light wood (oak) of the furniture facades and the rich tones of the textiles - a fuchsia throw on the bed, yellow-green decorative pillows and armchair upholstery.
Winter kitchen
there are calm shades of brown with the inclusion of mustard-colored fragments. The furniture composition with white facades bordered by a “frame” of cherry veneer gives the room a certain respectability. The furniture is perfectly harmonized with striped wallpaper in gray tones.
for a bathroom in terms of combining different finishes
. The walls here are lined with ceramic tiles that imitate various textures: soft fabric upholstery (behind the toilet and bidet), stone (above the bathtub), wood paneling (most of the walls). Wood patterns and warm shades of golden brown warm the interior, making it very cozy; at the same time, the entire room looks sophisticated.

Project concept:
creating a calm, unobtrusive interior using simple shapes and laconic lines. The overall design is consistent with a restrained color scheme, discreet decor, and geometric shapes of furniture. The priorities in organizing space are comfort and ergonomics.
The project was created for a young couple without children. The lifestyle of the spouses is dynamic, they work a lot, but try not to miss the opportunity to relax and often go on trips. The author of the project offers a laconic design style - without decorative frills. For the decoration of all rooms, a common technique was chosen: a light, monochromatic background of the walls, against which furniture lined with wenge veneer stands out in contrast. Wenge-colored frames serve as decorative details. Moreover, not only paintings, photographs and mirrors are framed, but also doorways, a TV panel, and false ceiling structures.
Redevelopment is minimal, which reduces repair costs and its duration. It affects only the bathroom and kitchen areas: the corridor in front of the toilet block is connected to the bathroom and toilet, and the kitchen can only be accessed from the living-dining room. A walk-through living room is a significant drawback, and whether it is balanced by such an advantage as a spacious combined bathroom, everyone decides for themselves. For a family of two this is acceptable, but for a family of three or more it is already inconvenient.
In the hall
Next to the spacious dressing room there is a compact wardrobe for guests’ clothes. The doorways of the entrances to the living room and corridor are left open so as not to overload the space. A built-in wardrobe is installed in the corridor along the entire wall opposite the bathroom. The floor in the hallway and corridor is laid with porcelain stoneware, the walls are painted.
At first we planned to expand the bathroom
, combining it with the corridor, and leaving the bathroom and toilet separate.
But with such a layout, the toilet would have to be moved quite a distance and the floor level would have to be raised to ensure drainage, which would entail significant costs. Therefore, they abandoned this idea and decided to make a combined bathroom
with an area of 7.2 m2. In place of the pantry, to the right of the entrance, there is a laundry room with a washing machine and an area for drying clothes. The main color of the bathroom is warm green; it is enlivened by the bright decor of the flooring and large flowers on the wall panel.
In the brightest part of the living room
allocate a dining area where a shelving unit is hung on the wall. Its largest interior part is decorated with glass mosaic mix. The living room, in which laconic forms predominate, is done in brown and beige tones, diluting them with green splashes. The Japanese theme can be traced here quite conventionally.
In the kitchen
- the same as in the living room, wenge-colored furniture. But the accents are orange, radiating energy and causing a feeling of warmth.
In the bedroom
The bed plays the main role. Her dominant position is emphasized by the wallpaper on the wall and on the ceiling above the bed. The contours of the bed follow the relief of the sheathing structures. The room is dominated by a lilac palette; these tones combine the passion of red and the calmness of blue and are well suited for decorating a bedroom. “Natural” light metal lamps evoke associations with the sun and trees.
From the bedroom there is access to a loggia - a resting place reminiscent of the sea and warm countries. The southern flavor is created by wicker furniture (table with armchairs), indoor plants, roller blinds and colorful floor tiles, similar to the stonework in Mediterranean courtyards.

- thanks to the dressing room and wardrobes in the hallway and corridor, all other rooms can be freed from bulky cabinet furniture
- an open opening between the living room and hallway contributes to unobstructed lighting of the far corners of the entrance area

Interior sculpture
Project concept:
playing with different materials, using unusual shapes, using shocking design techniques. The authors of the project solve the interior in an ironic way, introducing bold combinations into an apartment with a standard layout.
The interior concept for a young creative family is a play of colors and combinations of various surfaces. Nuances and contrasts, pastel and bright colors, various textures (glossy, rough, mirror and matte) fill the space with movement, create a mood, and evoke a wide variety of associations.
Each room is decorated in its own color and style. This may not be suitable for everyone; some may find the variety and multi-colored colors tiresome. But the authors stated that they created the interior for creative people, those who are ready to experiment.
Perhaps the only feature that unites all the premises is “printed materials”. In the hallway, one of the walls is covered with wallpaper with imitation of handwritten text. In the kitchen, the ledge of the technical shaft is decorated with a print (made according to the artist’s sketch using a stencil) with color photographs of the girls. On the floor tiles in the bathroom are images of stylized newspaper clippings. On the wall of the bedroom there is a drawing of a barcode that smoothly transitions to the floor.
Redevelopment allows you to significantly increase the kitchen area due to the pantry and part of the corridor. The openings between the kitchen and living room, kitchen and corridor, living room and hallway are left open.
Hallway
meets hangers, mirrors and shelves with an original composition of intertwining plastic ribbons. A good solution for a room deprived of natural light is a mirror on the wall and a mirror surface of a stretch ceiling. In combination with the illuminated sheathing structure, a feeling of no roof over your head is created; the hallway seems higher and brighter.
Bathroom
- the pride of the family. It is separated from the toilet by a huge aquarium, the floor is covered with original tiles with images of newspaper clippings. There are mirrors on the walls, and an unusual washbasin in the form of two dark blue pipes is a unique modern sculpture. All this makes the bathroom look not like a private space, but like a public space.
Kitchen
, saturated with bright colors (lilac, red, turquoise), instantly gives a charge of vivacity. To give the interior lightness and airiness, choose a glass table and plastic Calligaris chairs. For the same purpose, an insert is made above the dining table in the false ceiling - a glossy stretch ceiling. To reduce the visual congestion of this area, household appliances are hidden behind furniture facades. The stove is placed on the kitchen “island” - it is clearly visible from the living room, so while preparing dinner you can watch the TV in the living room. Those who do not want to turn cooking into the main event of life can place a bar counter in place of the stove and, sitting at it, watch TV shows.
Print is becoming increasingly popular in decorating furniture and walls. Thus, the projection of the ventilation duct is decorated with images of female silhouettes with blurred contours. Such “understatement” attracts attention.
In the bedroom
two zones: a dressing room and the bedroom itself. They are delimited by a luminous element (a strip that flows from the ceiling to the wall) and a frosted glass partition. The space, although clearly divided, does not seem smaller. Floor covering - self-leveling floors. This is an unexpected solution for a bedroom: they are usually made in public and industrial buildings. These floors have a smooth, glossy surface, and you can choose any color and texture. They are “warm” and non-slip, antistatic and easy to clean.
The same self-leveling floors in the living room
. All other rooms have porcelain stoneware. In the living room, the designers tried to maximize the height of the doorways, which, along with their decor, helps expand the vertical boundaries of the space. The most interesting element here is a rotating two-section cabinet with illuminated facades, in which one element is transformed, which allows you to separate the rest area from the work area. There is an opening in the lower part where a sun lounger is built in, designed in accordance with the anatomy of the human body. Lying in this “cell” on the border between the living room and the office will be comfortable, the only question is that you can’t see the TV screen from here, and it’s quite dark to read... So, most likely, this is not so much a functional element as a funny interior detail.

Project concept:
preservation of the original layout and rational distribution of zones in the largest room. The eclecticism of the interior of a traditional English house, where things have coexisted with each other for decades, creates a certain new harmony. An imitation of colonial style was chosen: lightweight materials and classic objects, while complex shapes were excluded.
The project is intended for a family of three: parents and a teenage daughter. The design imitates the colonial style - for example, “the British in India”. This is a mixture of English traditions, strict restrained classics and a bit of colonial exoticism: chests, mats, textiles. The color scheme is contrasting: pleasant pastel colors and small accent groups. Redevelopment can be done without affecting the main walls and utilities.
In the hall
built-in wardrobes for storing clothes, between them there are front hinged doors with glass leading to the living room. On the floor there is a solid white ash board. On the wall opposite the cabinets is a fresco with an old map of the world. There are also two benches made of aged natural teak, with soft black leather cushions, they are separated by two colonial-style chests. To emphasize the expressiveness of the small space of the entrance area, the author of the project uses two types of veneer in finishing the doors: dark walnut veneer for the door panels, and dark walnut veneer for the trim.
The main room of the house is the living room
. With the help of sliding vertical fabric blinds, which are used in modern interiors not only on windows, but also to delimit space, the room is divided into two zones: one of them is the living room itself, and the other is for the teenage daughter. Thus, the girl can use the living room for its intended purpose when guests come to her. Along the perimeter of the living room area there are cabinets for storing things and books. Some sections of the cabinets have beveled glass doors, and it all shimmers in the rays of light. The room is divided by a soft sofa with many pillows and fabric panels-blinds. When the panels are open, the room becomes large and spacious. In the children's area there is a bed and a bedside console. The desk is placed by the window, next to it is an elegant chair on wheels with a wicker back. There are also cabinets for textbooks here. The window is decorated with a light Roman blind. The walls on the territory of the young housewife are covered with light wallpaper of two types - with images of elegant lilies and portraits of girls. All this is complemented by decorative mirrors in oval baguette frames.
Lighting is exclusively due to lamps built into the suspended ceiling (living room) and pendant lamps (children's area). The winter interior of the latter, the smooth shapes of the lampshades add a romantic character.
Kitchen work area
placed along one wall. The kitchen is in the style of English classics: black facades with silver trim. The “apron” along the edges is made of tempered glass, and in the hob area is made of a beautiful mineral - caramel-colored onyx with streaks, enclosed in a “frame”.
In the center of the room is a small but comfortable round table made of natural wood and four chairs with black leather upholstery. On the window there is a thick curtain on a wrought-iron cornice, draped with a tieback with a tassel. There are two armchairs and a floor lamp in the windows - this is a relaxation area. On the painted walls there is a large plaster cornice around the perimeter of the ceiling, above the table there is a socket for a chandelier. A wide dark plinth (the same color as the door frames) contrastsly emphasizes the boundary between the floor and the walls.
In bathroom
(it is combined with a toilet) all plumbing fixtures are left in their places. The cast iron classic clawfoot bathtub is spacious, the sink and toilet are in the style of old England. The walls are decorated with hog tiles, some of them are painted.
Winter interior of parents' bedroom
the mix of colonialism and modern classics is easily visible. A four-poster bed finished with teak veneer is installed here. This is contrasted by white wardrobes with mirrors, standing on both sides of the bed. A striped chair and a banquette make for a cozy feel. There is no overhead lighting, there are only bedside lamps and a table lamp.

This series has a variant P-44TM-23, which differs only in the number of floors.

Rotating sections are most often made in the form of large loggias, but there can also be options with dark rooms.

Design and features of P-44T/25 and P-44TM-25
The panels from which both canopies are assembled are similar to similar parts of the P-44T and P-44TM series:
- The external walls have a three-layer structure (concrete/expanded polystyrene insulation with a heat-reflecting membrane/concrete) with a total thickness of 30 cm.
- The internal walls are made of reinforced concrete panels 16 - 18 cm thick.
- The interfloor floors are assembled using room-sized slabs 14 cm thick.
- Interior partitions can be made of various materials - lightweight tongue-and-groove or foam concrete blocks, gypsum concrete panels, and also have a frame structure with plasterboard attached to it.
The facades of these panel series have a finish that imitates brickwork quite well, which can sometimes be misleading
The houses of the series under consideration are equipped with three elevators per entrance - one passenger and two cargo-passenger. The stairs are made smoke-free with access to evacuation balconies. There is a garbage chute on each floor.
The advantages of the P-44T series include increased heat and sound insulation of external panels.
Key Features
Since the service life of the buildings is about 100 years, demolition of the structures is not planned even in the near future. At the same time, the properties and parameters of the buildings provide comfortable living conditions. The main characteristics of TM-25 houses are:
- ceiling height – 2.70 m;
- number of entrances – 1-3;
- number of storeys – 23-25 (the first one is often non-residential);
- the presence of two freight and one passenger elevators;
- in all apartments (except for the first floor) the loggias are glazed by the developer;
- thickness of walls: external - 30 cm, load-bearing - 18 cm, partitions - 8 cm, ceilings - 14 cm;
- Separate bathrooms.
The series did not gain much popularity due to the large area of the apartments. This had a negative impact on the cost of housing, so the TM-25 series is being forced out of the market by P-44T houses. However, there are facilities in several districts of Moscow, as well as in Lyubertsy, Krasnogorsk and Reutov.
