“House-ships” is a typical Soviet project for industrial housing construction (series 1LG-600). At the end of the 1970s, the USSR government set architects the task of creating a design for new houses that would better meet the requirements of the time and be more aesthetically interesting.

The Institute for Housing and Civil Engineering "LenNIIproekt" has developed a project of "ship houses" for the developer "Avtovsky DSK".

“House-ships” of the 1LG-600 series are 5-15-story buildings built using panel technology. Unlike the outdated “Khrushchev” buildings, new houses were built according to the block-sectional principle. Among the design features of the buildings are a load-bearing frame and external walls made of lightweight curtain panels. According to the plan, the houses are designed with apartments with 1-5 rooms.

Among the most common types of “ships” are multi-section houses (5, 7 or 9 sections) designed for 252 apartments, and single-section houses for 54 apartments.

  • a multi-level plasterboard structure sets the style, making the apartment visually higher;
  • A glossy stretcher or mirror will help create the effect of visually increasing height;

Therefore, the design of a three-room Khrushchev apartment should be thoughtful. The main goal of the renovation should be functionality - of course, without sacrificing its excellent appearance. Then the old “Khrushchev” will turn into cozy and comfortable housing for all its inhabitants, which you can be proud of.

Pros and cons of a three-room apartment in Brezhnevka

The advantages of this type of buildings and residential premises:

  1. Many were pleased with the waterproofing in the bathroom.
  2. Wide window sills
  3. Brick building options are warm and reliable.
  4. In some modifications called “towers” ​​the kitchens are designed in large sizes. Their area is about 10 square meters. m.
  5. Availability of good and comfortable loggias.
  6. Two elevators for different purposes.
  7. There are many advantages over the “Stalin” ones (the stairwells are wider, the presence of a “refrigerator” under the window sill, the convenient location of the rooms, especially those with two or more).


“Brezhnevka” replaced the cramped “Khrushchev”, which did not always have a good layout.

Since this option for building premises has already become obsolete, you can find many small shortcomings in this idea.


New houses were created mainly from reinforced concrete slabs, which made it possible to speed up the construction process and improve sound insulation. Despite the advantages of this solution, the apartments became colder as a result.

This applies primarily to:

  1. Panel modifications of houses, often without considering the problems of the terrain. As a result, it was cold inside the room, and very hot in the summer, due to the rapid heating of the surface.
  2. The location of the kitchen with an adjacent wall with a bathroom or toilet. The level of sound insulation is low, and the presence of a window at the top enhances the effect of a person’s presence in a small room.
  3. Garbage chutes require special preparation before use or regular cleaning by specially trained personnel. Uninformed residents misuse waste disposal; it becomes clogged and becomes an attractive breeding ground for living creatures such as rats and cockroaches.


The height of brick “brezhnevki”, as a rule, reached 16 floors. Such buildings were erected in the form of one- or two-entry buildings.

If the residents of the entrance can cooperate and solve a number of problems, then most of the disadvantages could be leveled out or get rid of them. But this is rare, since such buildings are inhabited by people with low and middle incomes, who have a special mentality.


Such housing was intended for large families.
